Avito, Moroccan leader of online ads, announced the results of a study on Moroccans’ vacation accommodation choices. According to the survey, Moroccans opt for the north of the kingdom to enjoy their summer vacation.

The study was carried out on two bases: an analysis of searches and visits carried out on Avito on the holiday accommodation section from May to July 2017, and a survey carried out in April on a sample of 800 people.

Decidedly, Moroccans love to sunbathe under the gentle sun of the Mediterranean, as Martil seems to be the favorite destination of summer visitors, followed by El Oualidia, Marrakech, Tetouan-Cabo Negro, and El Jadida.

The study shows that 50 percent of holiday makers prefer to rent an apartment or a house, with North of the kingdom and its beaches seeming therefore very popular with Moroccans in this period. Proof can be found in the spectacular surge in prices of rental of holiday homes in Martil, whose prices can easily exceed MAD 1,000 for a rudimentary apartment of two rooms.

Moroccan also seem to be more inclined to acquire a second home, as 36 percent of respondents expressed a desire to buy a holiday house. A large proportion of the surveyed (32 percent) opted for the outskirts of Rabat as the place of acquisition of their holiday home. The administrative capital is followed by Marrakech, taking 22 percent of summer homes, Agadir with 20 percent, Tangier with 12 percent and the Casablanca suburbs with 8 percent.

In terms of budget, 60 percent of respondents say they invest between 400,000 and MAD 800,000 for the acquisition of a second home, while 44 percent have a budget of 200,000 to MAD 400,000, and 6 percent of the respondents foresee a budget of more than MAD 2 million. Those buying homes are most likely to purchase an apartment, followed by traditional houses, empty land, and villas.

Meanwhile, the vast majority of respondents (60.7 percent) prefer to acquire a medium-quality accommodation, followed by “economic” housing with 29 percent, and high-quality with only 10 percent of respondents.

Direct transactions are widely preferred by Moroccans. In fact, 76 percent of respondents say they do not use a real estate agent to buy their vacation home, compared with 24 percent who prefer to hire a real estate broker
